Additional Inspection Services
Before you make the listing for a home that you intend to put up for sale, we strongly recommend scheduling this inspection. A Pre-Listing Inspection affords you the opportunity to learn about any defective areas of your home before it’s shown to prospective buyers. You can then make repairs as necessary or otherwise inform the buyer at the onset of negotiations so that their own inspector doesn’t reveal any undisclosed issues that could strain the buyer-seller relationship.
New Construction Inspection
This inspection involves a careful examination of a newly constructed home’s readily accessible areas. When the inspection is scheduled before the builders leave site, you’ll be able to address any discovered issues while the window is still open for both parties to conveniently work toward a resolution.
11th Month Warranty Inspection
Most new homes are backed by a 1-year warranty issued by the builder. This inspection should be scheduled before that warranty expires so that we can assess the property for any safety issues or material defects that have developed since you first moved in. If defective areas are found that fall under the scope of your home’s warranty, then this will give you a chance to contact the builder to arrange repair work before the expenses become solely your responsibility.
Re-Inspections are offered to anyone who has previously had us inspect a home. If we found defective areas during that original inspection, we’re prepared to return to the property for a follow-up inspection once repairs have been made. We’ll carefully examine all repaired components, ensuring that they’re undamaged, functional, and adherent to all current safety standards.
This test utilizes specialized equipment to determine if a home is contaminated by radon gas. Radon is an odorless and invisible radioactive compound that originates from the natural breakdown of certain types of rock and soil. If the gas is able to rise up into a home, it can lead to serious health problems for residents who are exposed. In the event that our test comes back positive for high levels of radon, we’ll offer guidance on the proper procedure for eliminating radon from the home.
We also offer radon testing for a home’s water supply. This service is strongly recommended for anyone who has had us perform Radon Testing of a home’s air that resulted in a positive reading. We’ll used a specialized kit to test the water from both the tap and well, offering further guidance for removal of radon in the event of confirmed contamination.
